Do I need a credit card to start?
Yes. All plans โ€” including the free trial โ€” require a credit card at signup through Stripe Checkout. You are not charged during the 7-day trial. Cancel before the trial ends and you pay nothing. If you stay on the free trial path, billing converts to Contractor ($99/mo) on day 8 unless you cancel.
How do building type selections work?
After signup, paid plans let you pick the building modules you need: 9 on Contractor, 15 on Professional, or all 21 on Land Developer. The free trial is fixed to Hotel & Hospitality, Office Building, and Retail & Shopping โ€” then you complete secure checkout to start your trial.
What does "BYOK" mean on the Contractor plan?
BYOK means "Bring Your Own Key." On the Contractor tier, you provide your own Anthropic API key for AI chat features โ€” we don't bundle AI inference cost into the subscription. This keeps Contractor pricing low while giving you full Claude access. Professional and Developer plans include hosted AI usage allowances.
Can I switch plans or cancel any time?
Yes. All plans are managed through Stripe Customer Portal. You can upgrade, downgrade, or cancel from your dashboard any time. Annual subscribers receive a prorated credit on downgrade and a confirmed prorated refund on cancellation in compliance with our refund policy.
How does the 17% annual discount work?
Annual billing locks in a discounted rate: Contractor $990/yr ($83/mo), Professional $2,880/yr ($240/mo), Land Developer $7,992/yr ($666/mo). Annual is paid upfront after your trial and renews on the anniversary date.
What counts as an "AI report" each month?
An AI report is one generated PDF intelligence report covering a single project (a unique building type ร— city ร— scope combination). Editing parameters and regenerating the same project within 24 hours is treated as a single report. Pro forma updates and comp scans don't count toward your AI report quota.
What's included in the Lender-Presentation package on Land Developer?
The Lender-Presentation package generates a fully formatted financing submission template including 5-year pro forma, sensitivity tables, IRR / DSCR / DCF analysis, sources & uses, debt service schedule, comp set with HUD FMR backup, and a cover narrative โ€” built to the format banks and CMBS desks accept directly without rework.
How is white-labeling different from an unbranded export?
"Unbranded" (Professional) removes CoreMatrix logos from PDFs but keeps default styling. "White-label" (Land Developer / Enterprise) lets you upload your own logo, set color tokens, and customize the report cover, footer, and disclaimer text. Enterprise additionally supports custom domain serving for client-facing reports.
Do you offer discounts for non-profits, students, or government?
Yes. Verified academic institutions and 501(c)(3) non-profits qualify for 30% off Contractor and Professional. State and federal government departments receive negotiated GSA-style pricing. Contact sales for verification and the discount code.
What happens to my data if I cancel?
Your saved projects and reports remain accessible in read-only mode for 90 days after cancellation. You can export everything as PDF or JSON before then. After 90 days, project data is permanently deleted in line with our Privacy Policy. Enterprise contracts may specify custom retention windows.
Can I get a custom plan if my needs fall between two tiers?
Yes. The most common custom plan is "Professional + Lender Package" or "Developer with capped seats." Contact sales โ€” we typically respond within one business day with a quote.
How does the SOC 2 / DPA / MSA process work for Enterprise?
Enterprise customers receive our standard Master Service Agreement, Data Processing Addendum, and our current security posture documentation under NDA before contracting. Note: CoreMatrix AI does not currently hold a SOC 2 Type II certification; a formal SOC 2 Type II audit is on our roadmap. We share our security controls documentation and self-assessment report with enterprise prospects. Current compliance posture available upon request. We support customer-supplied paper for procurement teams that require a redline cycle.
Is there an API for Enterprise?
Yes. The Enterprise plan includes a REST API with the same intelligence endpoints used by the platform โ€” cost engine, market data, comps, pro forma, and AI report generation. Rate-limited per your seat count, authenticated with rotating API keys, and documented in your private developer portal.
Does the price change after my first year on annual?
No. Annual subscribers receive a 12-month price-lock guarantee on their current tier. If we raise list prices, your renewal at the same tier is honored at the locked rate for the full following 12-month cycle.
What payment methods do you accept?
All major credit cards via Stripe. ACH and wire transfer are available for Enterprise plans on annual billing. We can issue invoices net-30 for Enterprise contracts that require AP processing.
